Chiller Systems
Commercial Chiller Repair in Dallas
Chiller plants fail differently than package rooftop units, and a low charge fault on a water-cooled system rarely looks like the same fault on an air-cooled one. We service both configurations along with the cooling towers and pumps that support them, and we treat loop water chemistry as part of the repair rather than an afterthought.
- Same-day and next-day service calls
- Chiller plants up to 500 tons
- All major brands
What's covered
Air-cooled chiller repair
Diagnosing compressor, condenser fan, and control faults on packaged air-cooled chillers serving office and multi-tenant buildings.
Water-cooled chiller repair
Working through condenser and evaporator barrel faults, along with the tower and pump interaction that water-cooled systems depend on.
Cooling tower service
Fill media inspection, fan and drive repair, and basin cleaning to keep tower performance from dragging down the whole plant.
Chilled and condenser water pump repair
Diagnosing pump seal, bearing, and impeller issues that reduce flow and starve the chiller of proper water volume.
Loop water treatment coordination
Checking water chemistry and coordinating treatment to prevent scale and corrosion that erode chiller efficiency over time.
Low-charge and low-flow fault diagnosis
Distinguishing a genuine refrigerant leak from a low-flow condition that mimics the same alarm on the chiller controller.
Common symptoms
Facilities usually call about one or more of the following before a tech is ever dispatched.
- Chiller alarms on low refrigerant charge repeatedly after being topped off
- Leaving chilled water temperature climbing above setpoint under normal load
- Cooling tower fan cycling erratically or not running at all
- Condenser water pump losing pressure or making cavitation noise
- Scale visible on tower fill or inside piping during inspection
- Chiller short cycling on a safety trip during peak afternoon hours
How the visit works
- 1 Plant walkthrough
We review the chiller, tower, and pump set together, since a fault on one often originates from another component in the loop.
- 2 Pressure and flow diagnostics
Refrigerant pressures, water flow rates, and pump performance are measured to separate a refrigerant issue from a flow issue.
- 3 Targeted repair
Once the true cause is isolated, whether refrigerant, mechanical, or water-side, the repair addresses that component specifically.
- 4 Loop verification
The chiller is run under load afterward to confirm leaving water temperature holds at setpoint before the visit is closed out.
Equipment we service
Our techs carry diagnostic tools for equipment across manufacturers rather than specializing in one brand. Equipment we service includes:
Related services
Commercial HVAC repair
Facility managers call us when a unit stops cooling, stops heating, or trips a breaker and nobody on staff can tell why.
Maintenance AgreementsPreventive maintenance
Most commercial breakdowns trace back to something a scheduled visit would have caught: a clogged drain pan, a slipping belt, a coil packed with debris.
Controls & AutomationBuilding automation
A rooftop unit that is mechanically sound can still leave a building uncomfortable if the automation layer above it is telling it to do the wrong thing at the wrong time.

Common questions
Do you service both air-cooled and water-cooled chillers?
Yes, our techs work both configurations, including the cooling towers and pumps that support water-cooled plants.
Why does my chiller keep alarming on low charge after being recharged?
That pattern often points to a slow leak we have not yet located, or a low-flow condition on the water side that the controller reads as a refrigerant fault.
Do you handle cooling tower water treatment directly?
We check loop water chemistry and coordinate treatment, working alongside your water treatment provider when one is already in place.
Can a chiller repair happen without shutting the whole building down?
In buildings with redundant chillers, yes. On single-chiller plants we schedule the work to minimize occupied hours without conditioning.
Tell us about the equipment and the symptom, and we will get a technician scheduled.
