Controls & Automation
Building Automation Controls in Dallas
A rooftop unit that is mechanically sound can still leave a building uncomfortable if the automation layer above it is telling it to do the wrong thing at the wrong time. We troubleshoot building automation systems, VAV boxes, and the sensors and schedules that drive them, and we rewrite sequences of operation when the original programming no longer matches how the building is actually used.
- Same-day and next-day service calls
- Chiller plants up to 500 tons
- All major brands
What's covered
BAS troubleshooting
Tracing points and alarms back through the automation system to find why a piece of equipment is not responding to a control call.
VAV box repair
Servicing damper actuators, airflow sensors, and reheat coils inside variable air volume boxes that are over or under-delivering air.
Sensor calibration
Checking and recalibrating temperature and humidity sensors that drift out of range and mislead the control sequence.
Schedule and setpoint programming
Updating occupied and unoccupied schedules so equipment runs when the building actually needs it and not around the clock.
Thermostat and controller programming
Reprogramming stand-alone and networked thermostats when settings have been overridden or reset after a power event.
Sequence of operation review
Rewriting the logic that governs how equipment stages, especially after a renovation changes how spaces are used.
Common symptoms
Facilities usually call about one or more of the following before a tech is ever dispatched.
- Equipment runs on weekends when the building is unoccupied
- A zone reads far off from its thermostat setpoint
- VAV box delivers full airflow regardless of the call from the sensor
- Building automation graphics show a point stuck or not updating
- Reheat coil stays on when a space is already warm enough
- Occupants overriding thermostats because the schedule does not match actual hours
How the visit works
- 1 Points and trend review
We pull trend data from the automation system to see how the equipment has actually been behaving before touching anything physical.
- 2 Field verification
Sensors, actuators, and dampers named in the software are physically checked to confirm they match what the system reports.
- 3 Programming correction
Schedules, setpoints, and sequences are corrected in the controller, then tested through a full occupied and unoccupied cycle.
- 4 Confirmation with facility staff
We review the corrected schedule and setpoints with the facility contact so future changes go through the right process.
Equipment we service
Our techs carry diagnostic tools for equipment across manufacturers rather than specializing in one brand. Equipment we service includes:
Related services
Rooftop units
Package rooftop units carry most of the conditioning load for retail strips, office parks, and warehouses across DFW, and they take weather that indoor equipment never sees.
Chiller SystemsChiller repair
Chiller plants fail differently than package rooftop units, and a low charge fault on a water-cooled system rarely looks like the same fault on an air-cooled one.
Ductwork & Air QualityDuctwork & ventilation
Air handling equipment can be running perfectly and a building can still feel stuffy or uneven if the duct system moving that air is leaking, undersized, or out of balance.
Available across Dallas and Fort Worth
This service runs on the same routes as the rest of our work, across the following areas.
Common questions
What is a VAV box and why would it need repair?
A variable air volume box modulates how much conditioned air reaches a zone. When its damper actuator or sensor fails, a space can get too much or too little air regardless of the thermostat.
Can you fix equipment schedules that no longer match how the building is used?
Yes, this is one of the most common issues we find. Schedules set years ago rarely match current occupancy, and correcting them often improves comfort without any mechanical repair.
Do you work on BAS platforms installed by other contractors?
In most cases yes, provided we can get access to the front end or controller. We do not need to have installed the original system to troubleshoot it.
What causes a sensor to give a false reading?
Age, physical damage, or placement near a heat source can all cause a sensor to drift, and recalibration or relocation usually resolves it.
Tell us about the equipment and the symptom, and we will get a technician scheduled.
